An actor who is being 'forced out' of his flat has gone viral after producing a tongue-in-cheek virtual tour for prospective tenants.
Sandy Batchelor, from Kinross, Scotland, claims he is being kicked out of his apartment in Catford, south London, but says his landlady still wants him to help find his replacement.
The brutally honest clip sees Sandy film the property as per his letting agent's request - but while providing a blistering commentary on its many flaws.
The hilarious clip was shared on Twitter by Outlander actor Sam Heughan and has since been seen by nearly five-and-a-half million people.

The clip begins with Sandy filming a bright lounge space. As the camera pans around, he says: 'This is the living room and all this is coming with us, as the flat comes unfurnished.'
Moving on, he sighs: 'There's the bins just outside the living room window, that's lovely in the summer when it's hot,' before warning potential tenants about an ant infestation.

He then pans to the fireplace, revealing it 'does nae work', before taking aim at the shelves.
'The boy who put them in must have been drunk when he did it because there's about a 30 degree angle on them,' he states.
Once in the kitchen - via a printed sign on the door which reads 'don't rent this flat' - Sandy introduces viewers to the kitchen, home to an extractor fan 'so loud you can't hear yourself think'.

As he moves through the flat, further signs warning potential viewers appear bearing slogans such as 'you will hate it here' and 'there's a ghost whoo'.
He blasts the electric hob and oven as 'complete p***' and a malfunctioning washer dryer that leaves clothes 'still wet and smelling a bit funny'.
Sandy claims he got locked in the kitchen six months ago when the door handle broke - and says the boy who came round to fix it simply 'pulled it out'.
He goes on to bemoan the flat's uneven flooring, which he compares to walking around a 'fun house' - and jokes it was fitted by the same 'clown' who put up the lounge shelves.

He informs viewers he plans to take the plants with him when he leaves, 'so the garden will end up looking like the Somme', and asked them to marvel at the three separate fences which are 'all p***'.
Finally, Sandy finishes up his tour with a warning about the 'plutonium resistant rats' that frequent the garden and a damp problem in the bedroom.
He films some mould in the corner of the room, claiming: 'I told the lady about it and she sent me an email back telling me to keep the place well ventilated - in f***** January.'

Sandy uploaded the video yesterday afternoon captioned: 'Our letting agent asked us to make a video of the flat we are basically being forced out of. I wish them the very best of luck.'
The clip has had social media users in stitches, including several famous faces.
Sam Heughan retweeted the video captioned with: 'Just. Brilliant,' while Rebus author Ian Rankin wrote: 'Solid gold.'
And BBC weather woman Judith Ralston added: 'Ya belter.'
